End of tenancy is one of the most common reasons people call us — and one of the most stressful. There's a deposit riding on the result, a landlord or agent to satisfy, and usually a deadline measured in days, not weeks. Here's exactly what we do, and why it's the same standard we'd use on any carpet, not a special "tenancy" process with different rules.

There's no separate "end of tenancy" method — and that's deliberate

Some cleaners have a cut-price version for move-outs. We don't. Every carpet clean, tenancy or otherwise, gets the same professional hot-water extraction — the method that actually lifts dirt, dust mites, allergens and the ground-in build-up a vacuum can't reach. The reason that matters for a tenancy clean specifically: a landlord or agent doing a check-out inspection is looking for exactly the kind of deep, even result that a surface clean or a rental machine won't produce. Cutting corners here is the fastest way to end up back at the property doing it again.

What's included

  • Hallway, stairs and landings — usually the most high-traffic part of a rented property, done carefully.
  • Bedrooms and lounges — refreshed for the next viewing.
  • Stain treatment — most lift first time; anything trickier gets assessed and quoted on the spot rather than guessed at over the phone.

You get a choice of three products at no extra cost — our standard professional clean with a barely-noticeable scent, a completely fragrance-free option, or a 100% plant-based clean. For a tenancy clean specifically, fragrance-free is a common choice: no artificial scent for the next tenant or the agent walking through to notice, just genuinely clean.

Pricing, so there's no surprise at the door

£99 for the first room (up to 15m²), £40 for each extra room, £20 per hallway (up to 4m²). That's the whole basis for the quote — no separate "moving out" surcharge. Same-day appointments are available for £50 on top when the calendar allows, which matters when a check-out date is fixed and there's no flexibility left in the schedule.

Timing, if your check-out date is close

Carpets are dry to walk on quickly and fully dry within hours in most cases — carpet type affects the exact timing, which we'll tell you honestly rather than promise a single number for every job. If your check-out inspection is the same day or the next, say so when you book: same-day availability depends on the schedule, but it's worth asking rather than assuming it's too late.
